Who we are

My Room Abroad Korea, at korea.myroomabroad.com, is a listings and discovery service. We help international students and expats find furnished short-term rooms across Korea by displaying inventory made available through our booking partner, Plott Life (life.plott.co.kr), a short-term rental platform operated by Handys Co., Ltd.

This site is operated by My Room Abroad Company Limited (出國租股份有限公司, Unified Business No. 50895192), a limited company organized and operating in Taiwan (Republic of China), at No. 163 Nanjing W Rd, Datong District, Taipei City 103, Taiwan. “We”, “us” and “our” mean that company.

About these terms

These terms explain the conditions for using this site. By using the site, you agree to these terms to the extent permitted by applicable law.

These terms apply only to korea.myroomabroad.com. Bookings and listings on myroomabroad.com (Taiwan) are covered by the terms on that site.

If you proceed with a booking, you must separately agree to the applicable Plott Life terms and the host's disclosed conditions.

Our Privacy policy explains how we handle personal information. Agreement to these terms does not replace any separate consent required by law.

Our role and booking through Plott Life

We are not a landlord, host, real estate broker or party to any lease. We do not collect rent, deposits or fees, and we do not hold or process payments.

When you choose to book a room, this site hands you off to Plott Life to create your account, review the host's terms, submit a booking request and, once approved, pay. Your lease contract is formed when payment completes, under the applicable Plott Life and host terms. Review those terms before paying.

Plott Life administers the booking and payment process. It is an online platform, not a licensed real estate broker or a party to or guarantor of the lease. Your lease is with the host, who is responsible for providing the accommodation under that agreement.

Listing information, prices and availability

Listing details — including photographs, prices, room specifications and availability — come from Plott Life's system and reflect information published by hosts.

Hosts are responsible for the accuracy of their listings. Neither we nor Plott Life independently verify or guarantee every listing detail. We aim to display the supplied information faithfully. Please contact us if you notice a material error.

Prices and availability may change before you book. Before paying, review the accommodation details, dates, facilities, restrictions, applicable conditions and final total presented on Plott Life. Those details govern your booking, subject to applicable law and your rights concerning misleading information.

The prices on this site are Plott Life's prices. We do not mark them up or add fees of our own. We may receive a commission from Plott Life when a booking is made through this site.

The price estimate shown for your dates is calculated using Plott Life's published fee rules. It is an estimate only. Your final total, including Plott Life's service fee, is confirmed on Plott Life before payment.

Prices on this site are shown in Korean won. Where Plott Life provides a US dollar amount, we show it next to the won price as an estimate only. International payments are charged by Plott Life in US dollars, at the exchange rate and with any exchange fee that Plott Life applies at the time of payment, so the final dollar amount may differ from the estimate on this site. Other payment methods may be charged in Korean won. We do not set or control exchange rates or exchange fees.

Booking terms, payments, cancellations and refunds

Your lease is with the host. The applicable Plott Life Terms of Service, Host & Guest Policy and the host's disclosed conditions govern the booking process, payments, cancellations and refunds.

Plott Life's Privacy Policy explains its handling of personal information. Review the documents presented during account creation and booking before agreeing to them.

Our Cancellation & refund policy page summarizes cancellation timing and refund amounts in plain language. It explains the partner's policies and does not create an additional refund promise by us.

If information on our pages differs from the applicable terms presented on Plott Life, those terms govern the booking, subject to mandatory law. This does not remove any responsibility we have for our own statements or services.

Residence documentation and ARC applications

Some listings may offer a Residence Accommodation Confirmation through Plott Life, a document sometimes used as proof of accommodation for an Alien Registration Card (ARC) application.

We make no promise about it. We do not promise that any listing offers it, that you will qualify for it or that one will be issued to you. Whether it is available depends on the host and Plott Life and may depend on the length of stay. Neither we nor Plott Life promise that immigration or any other authority will accept it, or that additional documents will not be required. Check current requirements with the relevant immigration office before you book.

Using our site

Plott Life requires users to be 19 or older, or to have a legal guardian's consent. Do not start a booking unless that applies to you and you meet the applicable requirements for entering into the agreement.

Use this site lawfully and provide accurate information. You must not:

1. Scrape or copy listing data at scale without authorization, except where permitted by law.
2. Disrupt the site, compromise its security or introduce malicious code.
3. Use an email address you are not authorized to use, impersonate another person or submit false information.
4. Bypass email confirmation, bot checks or other access controls.
5. Use the site for fraud, unlawful activity or infringement of another person's rights.

The details you enter when starting a booking are used to create your account with Plott Life, as explained in our Privacy policy. Plott Life may refuse or close accounts containing false information under its own terms.

Personal information

Our Privacy policy explains what we collect when you start a booking, how we use it and what we share with Plott Life.

Provide another person's information only when you have lawful authority to do so.

Content and intellectual property

Protected site content, branding and software belong to us or the relevant rights holders. Listing photographs and descriptions may belong to hosts or other licensors.

You may use the site for its intended accommodation discovery and booking purposes. Using the site does not transfer ownership of its content or intellectual property to you.

You must not republish or commercially exploit protected material without permission or another lawful basis.

If you believe that content on this site infringes your rights, is fraudulent or is unlawful, contact hello@myroomabroad.com. Include the page address, a description of your concern and sufficient information for us to investigate. We will assess reports and take appropriate action within our role.

External services and site availability

Plott Life and other external websites operate under their own terms and privacy notices. Review those documents before using their services. We do not control independent external websites.

Our site may be temporarily unavailable because of maintenance, technical problems or events outside our reasonable control.

Website unavailability does not itself cancel a booking made through Plott Life or change your rights under that booking.

Limits on our responsibility

This site is provided to help you discover accommodation and start the booking process. To the maximum extent permitted by applicable law, the site and its content are provided “as is” and “as available”, without warranties of any kind. We do not undertake to provide accommodation, perform a host's lease obligations, process payments or obtain an ARC or other government approval.

To the maximum extent permitted by applicable law, we are not liable for:

• anything a host or Plott Life does or fails to do, including the condition of a room, a host's conduct, lease performance, payment processing, cancellations and refunds — those are matters for the host and Plott Life under their agreements;
• listing information, prices or availability supplied by hosts or Plott Life, or the price estimate shown on this site;
• the outcome of an ARC application or any other government application;
• the site being unavailable or interrupted; and
• any indirect or consequential loss, or loss of profit, opportunity or data, arising from your use of the site.

Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud, intentional misconduct or gross negligence, or removes mandatory consumer-protection rights.

Misuse and access restrictions

We may restrict access to this site to address unlawful activity, fraud, security risks or material misuse. You can contact us about a restriction at hello@myroomabroad.com, and where appropriate and lawful we may explain it.

A restriction on this site does not itself cancel a Plott Life booking, cause forfeiture of a payment or change the host's lease obligations.

Decisions concerning your Plott Life account are governed by Plott Life's own terms.

Governing law and disputes

These terms and disputes between you and us about this site are governed by the laws of Taiwan (Republic of China).

The courts of Taiwan have jurisdiction over those disputes, subject to mandatory rules that may give you the right to bring proceedings elsewhere.

This does not affect consumer-protection rights under mandatory laws applicable to you, including those of the country where you live.

This section concerns us and this site only. The law and dispute rules governing your lease and Plott Life's services are set out in their applicable agreements.

Changes to these terms

We may update these terms as the site changes. We will publish revised terms with an updated date and provide notice or request renewed agreement where required by law.

Updates apply prospectively and do not themselves change an existing lease, booking or accepted Plott Life policy.

General provisions

If a provision of these terms is found unenforceable, the remaining provisions continue to apply to the extent permitted by law.

A delay in enforcing a right does not automatically waive that right.
